Campground Policies
Flood Zone Disclosure
The Campground is located in or near a flood zone. Guests will be notified by email in the event of a flooding emergency and are encouraged to monitor local water levels using the “Flood Watch” app or similar resources. In the event of flooding, Guests must comply with all evacuation guidance and instructions from Campground management and local authorities. Guests assume all risks associated with flooding events.
Site Fees & Payment Terms
Site fees are established by Campground management and are subject to change without notice based on season, demand, and management discretion. Current rates are available through the Campground office, reservation system, website, or other published rate schedules.
All site fees are payable in advance of stay unless otherwise approved by Campground management. Payment of site fees grants a temporary, revocable site license only and does not create a lease, tenancy, or right of continued occupancy.
Guest acknowledges that occupancy of the Campground constitutes a temporary, revocable site license only and does not create a lease, tenancy, landlord-tenant relationship, homestead interest, or any other possessory right. Campground reserves the right to revoke occupancy privileges in accordance with these Rules, Regulations & Policies, the Monthly / Extended Stay Addendum, and applicable law.
Payment Authorization & Collection
Campground may require a valid credit card, debit card, or other approved payment method to remain on file as a condition of occupancy.
By making a reservation, providing payment information, or executing any registration, site license, addendum, or campground agreement, Guest authorizes Campground to charge any payment method provided by Guest for unpaid site fees, late fees, utility charges, damages, cleaning fees, rule violation fees, towing, storage, removal costs, administrative charges, chargebacks determined to be improper, and any other amounts owed under Campground policies or agreements.
Guest agrees that Campground may process such charges after departure if additional amounts become due following inspection of the site, review of the Guest account, or discovery of damages or unpaid balances.
Departure from the Campground without notifying management or satisfying all outstanding balances shall not relieve Guest of responsibility for amounts owed.
If any payment method is declined or disputed, Guest remains personally responsible for all outstanding amounts and agrees to reimburse Campground for reasonable collection costs, administrative expenses, and legal fees to the fullest extent permitted by law.
Cancellation, Early Termination & Camp Credit Policy
The Campground does not issue cash refunds. Where permitted under this policy, camp credit is the sole form of consideration and applies to all guests.
Eligible Cancellations:
- Cancellations made more than thirty (30) days prior to check-inare eligible for camp credit equal to one hundred percent (100%) of the total booked amount.
- Cancellations made thirty (30) days or fewer prior to check-inare eligible for camp credit equal to fifty percent (50%) of the total booked amount.
The following are NOT eligible for refund or camp credit:
- Holiday reservations
- Early departures
- Late arrivals
- No-shows
These circumstances materially impair the Campground’s ability to rebook the site.
Camp Credit Terms:
- Camp credit may be applied toward future stays only
- Camp credit must be used within the same calendar yearas the original reservation
- Redemption is subject to availabilityand applicable rates at the time of rebooking
- Camp credit may not be transferred, sold, or redeemed for cash
Weather & Personal Circumstances
No refunds or camp credit will be issued for inclement weather, travel delays, health-related issues, personal circumstances, or unused nights once the applicable cancellation window has passed. Campground has no control over weather, health, or travel conditions.
Check-In / Check-Out
- Check-in time: 2:00 PM
- Check-out time: 11:00 AM
- Late departures may be assessed a fee of $25.00 per hour with a one-hour minimum. All Guests and visitors must check in upon arrival. RV must be present at check-in to enter the Campground.
Reservations & Late Arrivals
Site reservations are not guaranteed as to specific location. Campground will attempt to accommodate requests but makes no guarantee. Arrival after the reservation start date may result in cancellation without refund. No credits will be issued for late arrivals.
Occupancy, Visitors & Conduct
- Maximum occupancy: six (6) persons per site, including visitors.
- Registered Guests are responsible for the conduct of all visitors.
- Visitors may be restricted during periods of high occupancy.
- Parents and caregivers are responsible for the supervision and behavior of children.
Quiet Hours
10:00 PM – 9:00 AM. Children under sixteen (16) must return to their assigned site by 10:00 PM.
Prohibited Activities & Site Modifications
The following are strictly prohibited unless expressly approved in writing by Campground management. Violations may result in enforcement under the Campground’s Rules Enforcement Policy:
- Generators, RVs without proper hookups, or unsafe utility connections
- Tarps (except temporary weather-related use), makeshift structures, or unsightly coverings
- Fireworks, firearms, illegal activity, or disorderly conduct
- Walking through or occupying other Guest sites without permission
- Vehicle maintenance or repairs on site (excluding minor/emergency repairs)
- Clotheslines, hanging laundry, or other visible drying methods
- Hot grills on picnic tables or unsafe fire practices
- Permanent or semi-permanent structures, including porches, decks, unapproved skirting, storage units, or fencing
- Digging, landscaping, or any ground disturbance without approval
- Nails, screws, or attachments to trees or campground property
- Improper sewage disposal or dumping outside designated areas
Site Appearance & Cleanliness Standards
All sites must be maintained in a clean, orderly, and visually acceptable condition at all times. The following are prohibited:
- Accumulation of trash, debris, clutter, or unused items
- Storage of inoperable, damaged, or unregistered vehicles
- Excessive personal property stored outside the RV, including furniture, appliances, tools, or equipment not typical for camping use
- “Junky,” neglected, or unkempt site conditions as determined by Campground management
Utilities
- Utility services are provided solely for normal recreational camping use. Excessive utility consumption, unauthorized utility connections, utility sharing between sites, tampering with utility equipment, or use of utilities for commercial, industrial, or other non-camping purposes is prohibited and may result in additional charges, immediate disconnection, revocation of occupancy privileges, or all of the foregoing.
Damage to Campground Property
- Guests are responsible for any damage caused by themselves, members of their party, visitors, pets, vehicles, RVs, or equipment.
- Damage to Campground property, including but not limited to utility pedestals, picnic tables, roads, landscaping, signs, buildings, amenities, sewer connections, water connections, electrical equipment, or other improvements, may result in repair or replacement charges.
- Guest authorizes Campground to charge any payment method on file for the cost of repairs, replacement, cleanup, administrative expenses, or other damages resulting from Guest’s actions or negligence.
- Failure to report damage does not relieve Guest of responsibility and may constitute grounds for removal and refusal of future reservations.
Vehicles, Parking & Equipment
- Limit of one (1) RV and two (2) vehicles per site unless otherwise approved
- Parking must remain within the designated site boundaries
- Parking on empty or adjacent sites without approval is prohibited
- Trailers, boats, utility trailers, or equipment are not permitted on sites without prior written approval
- Overflow parking may not be used for long-term storage unless approved
Signage, Sales & Displays
- Display of items for sale, including RVs, vehicles, or personal property, is prohibited without prior written approval
- Advertising, signage, or business activity conducted from a site is prohibited
- Flags, signs, stickers, or displays that are offensive, vulgar, discriminatory, or reasonably likely to disturb other Guests are prohibited, as determined by Campground management
General Standard
All Guests are expected to use their site in a manner consistent with a clean, well-maintained, family-friendly campground environment. Campground management reserves the sole right to determine compliance with these standards.
Smoking, Vaping & Odor Control
To maintain a clean, family-friendly environment, smoking and vaping are restricted as follows:
- Smoking or vaping of any kind (including tobacco, cannabis, or similar substances) must be conducted in a respectful and controlled manner that does not impact neighboring Guests
- Smoking or vaping is prohibited inside any Campground buildings or amenities, including bathhouses, playgrounds, pavilions, and event spaces
- Excessive smoke, strong odors, or any activity that creates a nuisance or discomfort to other Guests is strictly prohibited
Prohibited Smoking Conduct
The following are not permitted:
- Smoking or vaping that results in persistent or noticeable odor beyond the assigned site
- “Hotboxing,” open or frequent cannabis use, or any activity creating concentrated or lingering odors
- Discarding cigarette butts, ash, or smoking-related waste on the ground or in fire pits
Rules Enforcement & Three-Strike Policy
To maintain a safe, clean, and respectful environment for all Guests, the Campground enforces a structured rules compliance policy.
The Campground operates under a three (3) strike system, at the sole discretion of management, as follows:
Strike One – Verbal and Written Warning
Guests will be notified of the rule violation both verbally and in writing and are expected to correct the behavior immediately. Documentation of the warning will be maintained by Campground management.
Strike Two – Written Warning / Fee Assessment
A second violation may result in a formal written warning and/or applicable fees based on the nature of the violation (including, but not limited to, cleaning fees, damage charges, or administrative fees). Guests must immediately correct the violation.
Strike Three – Immediate Removal Without Refund
A third violation constitutes a material breach of the Site License and will result in:
- Immediate revocation of the Site License
- Required removal of the Guest, all occupants, and all personal property from the Campground
- Forfeiture of any remaining reservation value, site fees, or deposits
Immediate Enforcement Exception
Notwithstanding the above, the Campground reserves the right to bypass the three-strike policy and take immediate enforcement action, including removal without refund, for any serious, unsafe, illegal, or disruptive behavior, including but not limited to threats, violence, illegal activity, property damage, repeated disturbances, or noncompliance with staff instructions.
Additional Charges
Each violation may also result in additional fees, charges, or other assessments.
Management Discretion
Campground management reserves the sole right to determine what constitutes excessive odor, nuisance, or disruption to other Guests.
A $200 charge will be assessed for sewage spills. All RVs and vehicles must be clean and in good repair or Guest may be required to vacate without refund.
Vehicles & Transportation
- One (1) RV and two (2) vehicles per site unless otherwise approved.
- Overflow parking may be used for up to three (3) nights; extended use may result in towing or additional charges.
- Parking in unoccupied sites without management approval is prohibited and subject to towing.
- RVs older than ten (10) model years require prior written approval and photo submission before arrival.
Trailers and boats are not permitted on RV sites without approval. Bicycles, scooters, and golf carts must be operated responsibly and only in designated areas.
Safety, Amenities & Miscellaneous Rules
- Speed limit: 5 MPH throughout the Campground.
- Drones are prohibited.
- Bathhouse and all other amenity use is for registered Guests only.
- Garbage must be disposed of properly; cleaning fees may apply.
- Campfires permitted in designated fire pits only and must be attended at all times.
- Alcohol must be consumed responsibly within assigned sites only.
Pets
Pets must be leashed (maximum 6’) and current on vaccinations. Pets may not be left unattended. Excessive noise, aggressive behavior, or failure to dispose of pet waste
will not be tolerated and may result in a $25 fee per occurrence and/or removal without refund. Service animals are permitted as required by law.
Abandoned Property
Any RV, vehicle, personal property, equipment, or other items left on Campground property following departure, revocation of occupancy privileges, or abandonment may be removed, stored, disposed of, or otherwise handled by Campground at Guest’s expense to the fullest extent permitted by law.
Insurance, Liability & Enforcement
Guests must maintain and provide proof of appropriate insurance coverage. Campground is not responsible for loss or damage due to fire, flood, theft, accidents, or acts of nature. Campground reserves the right to refuse service, revoke site licenses, and require removal for violations of these Rules or any unlawful activity.

In the event of any conflict, the Monthly / Extended Stay Addendum shall control for extended-stay guests, and the Campground Rules, Regulations & Policies shall control for operational policies and enforcement.
